Pipe boot replacement — roughly $300 to $600. The most common leak source we find and the cheapest to fix. The rubber collar around a plumbing vent splits from UV exposure around year twelve to fifteen. If a crew is already on your roof for something else, adding boots costs very little.
Shingle section repair — roughly $500 to $1,200. Replacing a damaged area after wind or a limb strike. Cost scales with the area and with how difficult the slope is to work safely.
Chimney reflashing — roughly $600 to $1,600. Properly rebuilding step and counter flashing, cutting a new reglet into the masonry where needed. The wide range reflects chimney size and masonry condition. Caulking it costs less and fails within a couple of years.
Valley repair — roughly $800 to $2,000. Opening the valley, installing proper liner and re-cutting the shingle courses. Valleys carry concentrated water, so a bad one leaks reliably.

What Actually Moves the Price
Pitch and access are the biggest hidden multipliers. A steep roof requires additional safety equipment and slows the crew substantially. A house on a tight lot where a dumpster cannot be positioned nearby adds labor to every trip. Neither of those has anything to do with the damage itself, but both are real costs.
How far the water has traveled is the second. A leak caught in the first season is a boot and a small area of underlayment. The same leak found three years later has usually degraded decking, saturated insulation, and sometimes reached framing. The repair cost multiplies, which is the entire practical argument for calling early.
Third is age and matching. On a roof past about ten years, new shingles will not color-match the weathered field. On a hidden slope that is a non-issue; on a front elevation it may push a homeowner toward replacing a full slope, which changes the number.
Fourth is emergency timing. Work performed at 2 a.m. in a storm costs more than work scheduled for Tuesday, which is one more reason we tarp for emergencies and perform the permanent repair in daylight.
When Repair Stops Making Financial Sense
The math is straightforward. If the repair costs a meaningful fraction of a replacement and the roof has only a few years left, you are buying very little time at a high price. A $2,500 repair on a roof with four years of life is worse value than putting that money toward a replacement that gives you twenty-five.
Multiple active leak points on an aging roof is the clearest signal. One failure is a repair. Three separate failures on a twenty-two-year-old roof mean the system has reached the end, and fixing them one at a time is just paying for the replacement in installments while your interior takes damage in between.
