Where Low-Slope Roofs Actually Fail

Not in the field of the membrane. Commercial roofs fail at drainage and at details. Ponding water is the first and most damaging problem: a drain that is clogged, undersized or set slightly high leaves standing water that adds structural load, accelerates membrane degradation and turns any small breach into a continuous leak. Water that stands more than 48 hours after rain is a defect, not a quirk.

Seams and laps are second. On aging TPO and EPDM the field can be sound while a lap has opened, and that failure is often only a few inches long. Penetrations are third — every pipe, curb, HVAC unit and conduit through the membrane is a detail somebody had to flash correctly, and on a roof with dozens of penetrations the odds catch up. Parapet and edge terminations round it out.

This is why a documented inspection has value beyond finding today's leak. Photographing every drain, seam and penetration gives you a condition baseline, and the difference between this year's photos and next year's is the most honest budgeting tool a facilities manager can have.

Repair, Restore or Replace

Repair makes sense when the membrane has meaningful remaining life and the failures are localized. Most commercial leaks are exactly this, and they are cheap relative to the tenant disruption and interior damage they cause when ignored.

Restoration — a coating system over a sound but aging membrane — is worth genuinely evaluating when the substrate is dry and the roof's problems are surface-level.
