What a Real Inspection Covers

The shingle field. Granule loss, curling, cracking, bald areas, and impact bruising checked by hand rather than by eye. Bruising is a fractured mat under the granules and it cannot be seen from a distance.

Sealant bond. On the windward slopes we lift tabs to check whether the adhesive bond is intact. Broken bond is the most common wind damage in central Indiana and it is completely invisible from the ground.

Flashing and penetrations. Every pipe boot, vent, chimney, skylight and wall intersection. The great majority of leaks start here rather than in the field.

Valleys. Whether they were properly cut and lined, and whether debris is damming water back under the courses.

Edges. Ridge cap attachment, rake starter, drip edge condition. Wind damage starts at edges and works inward.

Gutters and drainage. Sizing, pitch, hanger condition, downspout discharge, and granule accumulation as an indicator of shingle wear.

Attic ventilation. Intake at the soffit and exhaust at the ridge, plus decking underside for staining and daylight. A starved attic is the most common reason a roof fails early, and it is correctable.

What You Receive

Photographs of what we found, which are yours regardless of what you decide. If there is damage, you will see it rather than being told about it. If a claim is involved later, contemporaneous photographs are the most valuable material you can have.

A written finding describing the condition and, when work is warranted, an itemized scope with pricing. When decking replacement is a possibility we quote it per sheet up front so there is no open-ended exposure.

And when the roof is fine, the written finding says the roof is fine. That is a completely normal outcome and we produce it regularly.

When to Schedule One

After any significant hail or high-wind event in your area, even if the roof looks untouched from the ground. The two most common forms of real storm damage are both invisible from a driveway.
